Build around the tenant
A student flat in Görükle, corporate residence in Istanbul, family home in Nilüfer and seasonal villa in Bodrum each have different lease cycles, furnishing needs and vacancy patterns.
Start with real tenant demand, then select size, location and specification. Reversing that order produces hopeful rather than investable projections.
Net yield and cash flow
Subtract dues, vacancy, maintenance, insurance, tax, letting, management and replacement reserves from rent. If financed, include actual borrowing and currency costs.
Use conservative occupancy and avoid presenting appreciation as rental return.
Short-term accommodation
Holiday letting can produce strong seasonal revenue but may involve permits, building consent, identity reporting, tax and professional operations. Rules evolve and differ from an ordinary long-term tenancy.
Never buy solely on an unverified daily-rate screenshot.
Management is part of the asset
Remote owners need reliable rent collection, inspections, repairs, tenant communication and accounting. Define service levels and approval limits in writing.
A modest property with excellent management can outperform a prestige asset operated poorly.
