What property ownership may support

Foreigners who own residential immovable property in Türkiye may apply under the relevant short-term residence category. The application is made through the official e-Residence system and is assessed by the Presidency of Migration Management.

A title deed does not create automatic approval. The property's use, address conditions, applicant's documents, insurance, financial means and current local implementation may affect the result and duration.

DURATION & RENEWAL

A residence permit is time-limited.

Official guidance states that short-term residence permits are generally issued for a maximum of two years at a time, except specified categories. The authority decides the actual duration. Renewal requires a new application and continued compliance.

Does buying a home guarantee a residence permit?+

No. Property ownership may provide an application basis, but approval belongs to Migration Management and depends on the file and current rules.

Is the citizenship threshold the same as residence?+

No. Citizenship by investment and short-term residence through residential property ownership are separate routes with different rules.

Can family members apply?+

Family circumstances and the form of ownership matter. Official guidance notes that shared or cooperative property covering family members may provide an application right in certain cases.

START WITH THE CORRECT LEGAL BASIS

Ownership can support an application; it is not a residence permit.

The official property-owner category is a short-term residence route. The applicant must still satisfy the general conditions, document the purpose of stay and receive a decision from Migration Management.

Residential purpose

Official guidance states that the immovable property must be a house and used for that purpose. Land, a shop or a unit unsuitable for lawful residential use is not equivalent.

The home should genuinely support the stated purpose of residence. Keep handover, utility and occupancy evidence where useful.

A residence permit does not automatically authorise employment. Work-permit rules are separate and must be checked before working.

Long-term residence has separate continuous-residence and eligibility conditions. Buying a property alone does not create an automatic eight-year result.
