Give every asset a job
One home may serve the family; another may target stable long-term rent; a coastal asset may carry lifestyle and seasonal value. Define the role before buying and reject properties that cannot articulate one.
Citizenship eligibility, if relevant, is a legal overlay—not an investment strategy by itself.
Diversify real drivers
Owning two units in the same project is not meaningful diversification. Consider tenant type, city economy, property type, completion risk and management dependency.

Store titles, contracts, invoices, insurance, tenant records and tax advice securely. Set management reporting, approval limits and annual legal reviews.
A property becomes investable when its information and operations remain reliable even when the owner is abroad.
