Foreign ownership in Türkiye is established through registration at the Land Registry. A reservation form, private contract or developer receipt does not by itself transfer legal ownership.
Begin with an outcome
Decide whether the purchase is for residence, rental income, capital preservation, holidays, citizenship or a combination. These objectives favour different cities, property types and holding periods.
Set a total acquisition budget including tax, official fees, translation, legal review, insurance, furnishing and contingency—not only the asking price.
Shortlist with comparables
Compare properties within the same micro-market and asset class. Ask for exact location, net area, floor, orientation, dues, delivery status, title status and payment terms.
Developer direct does not mean automatically cheaper; resale does not mean automatically riskier. Evidence decides.
Independent legal and technical review
A lawyer acting for the buyer should examine the title record, ownership, encumbrances, zoning, permits, debts, restrictions and contract. A technical professional should assess structure and condition where appropriate.
The official Investment Office states that ownership transfer is achieved through Land Registry registration. Never confuse a promise to sell with completed transfer.
Tapu, handover and after-sales
Plan the Land Registry appointment, sworn interpretation where required, compliant payment trail and mandatory insurance. At handover, document meters, keys, defects, inventory and management contacts.
After purchase, address utilities, tax declarations, insurance, management, rental compliance and estate planning. Ownership is the start of asset management.
