Citizenship is a legal outcome, not a property amenity. The property, payment trail, applicant and documentation must all satisfy the applicable rules, and current eligibility should be confirmed before commitment.
The current official basis
Türkiye’s Investment Office describes a real-estate route based on acquiring qualifying property worth at least USD 400,000 or its equivalent, with a title restriction preventing sale for at least three years. Rules and implementation can change.
Meeting the price alone is not enough. Property history, valuation treatment, seller relationships, payment evidence and applicant circumstances can affect eligibility.
Sequence matters
A cautious process begins with immigration and property advice before reservation, followed by property selection, independent legal review, valuation and compliant banking arrangements. Title transfer and the required annotation must align with the citizenship file.
Fixing a non-compliant transaction later may be impossible or costly.
Property quality still matters
Citizenship does not make an overpriced or illiquid property a good investment. Compare the asset against non-citizenship stock, local resale demand, rent, dues and likely condition after the holding period.
A programme-compatible property should remain defensible as real estate without the immigration benefit.
Protect the family decision
Citizenship files can involve spouse and dependent-child questions, civil records, translations and country-specific documentation. Obtain case-specific licensed advice and keep property sales staff outside decisions reserved for lawyers or authorities.
