The asking price is only one line in the acquisition budget. Buyers protect themselves by pricing the entire first year and the eventual exit before they sign.
Acquisition budget
Potential cost categories include title-transfer charges, valuation where applicable, legal review, sworn translation, notarisation, insurance, agency arrangements, bank expenses and furnishing. VAT treatment can vary by transaction and buyer circumstances.
Request a written estimate naming who pays each item and whether the figure is fixed, percentage-based or only indicative.
Ownership budget
Annual property tax, earthquake insurance, building dues, utilities, repairs and management should enter the holding model. Amenity-heavy compounds may carry significant dues even when unused.
For rentals, add vacancy, tenant placement, maintenance, tax advice and regulatory compliance.
Currency and timing
A buyer funding in USD, EUR, GBP or AED can experience a different return from the Turkish-lira price movement. Contract currency, payment dates and conversion spreads need careful control.
Do not treat exchange-rate forecasts as guaranteed savings. Price the asset itself and stress-test adverse movements.
Exit costs matter at entry
Brokerage, tax consequences, legal work, repairs and time-to-sale affect the realised return. The most expensive property can be one that is difficult to sell.
Current tax rates and exemptions must be confirmed with a qualified Turkish accountant or lawyer for the owner and transaction.
